What is a home inspection? A home inspection is an objective visual analysis of a home’s structure and mechanical systems. An inspection will help determine if there are areas of the home that may not be performing properly, are at the end of their service life, or unsafe. Items included in the inspection are:
- AIR CONDITIONING
Why hire a home inspector? Your home is one of the most important purchases you will make and as such, you need to know as much as possible about it. A home inspector is trained to carefully observe and report on a variety of items and issues that can affect the value and safety of your future home. We are thoroughly trained to identify issues that help you understand more about your property, and any issues that may arise. As with most major purchases, you want to be assured that you are making a good investment. That's where we come in.
Who trained us? We were trained by the Professional Home Inspection Institute (PHII) and by InterNACHI, the International Association of Certified Home Inspectors. Florida requires a minimum of 120 hours of training for initial certification and 14 hours of continuing education every year. We have over 18 individual certifications for home inspection specialties.
When should I call for my home inspection? You will want to schedule your home inspection within a few days after you sign the purchase agreement. Make sure you have a clause in your purchase agreement that allows you to have a home inspection.
Should I be present for the home inspection? We strongly encourage you to be there for the inspection whenever possible. After the inspection is complete, we will go over our findings with you and help answer any questions you may have. We will also help walk you through routine maintenance programs.
